A Los Angeles judge is preparing to order the forced sale of Nicki Minaj’s $20 million Hidden Hills mansion. The drastic action aims to collect a $503,318 judgment the rapper and her husband, Kenneth Petty, have refused to pay. Judge Cindy Pánuco stated her intention to grant the sale order during a recent hearing. She noted the application “looked good” and is awaiting one final bank document. This signals the most serious escalation in a long-running legal battle that has now put Minaj’s primary residence at direct risk.

From Backstage Altercation to Unpaid Debt

The case originates from a March 2019 concert in Frankfurt, Germany. A fan rushed the stage, causing Nicki Minaj to berate the security team. Thomas Weidenmüller, the head of security, intervened to calm the situation.

Later, Weidenmüller was called to Minaj’s dressing room. He states that Kenneth Petty accused him of disrespecting the rapper. Petty then allegedly punched him in the face without warning.

The punch fractured Weidenmüller’s jaw. His injuries required multiple surgeries and ten days in a hospital. Doctors inserted five metal plates and used donor bone for reconstruction.

A Default Judgment and Collection Efforts

Weidenmüller sued Minaj and Petty in January 2022. According to court records, the couple was served by publication after other delivery attempts failed. They never filed a response to the lawsuit.

As a result, the court entered a default judgment against them in March 2024. The judgment awarded Weidenmüller $503,318 in damages. Minaj and Petty have not made any payments toward this debt for over 20 months.

Weidenmüller’s legal team attempted to garnish funds from seven potential payees. These efforts were unsuccessful, as reported by Rolling Stone. With no payment secured, they pursued the forced sale of the Hidden Hills property as a last resort.

The Mansion and the Motion to Sell

Nicki Minaj purchased the Hidden Hills estate in December 2022 for $19.5 million. The 11,820-square-foot property is located in an exclusive gated community. It features eight bedrooms, a pool, a guesthouse, and a home theater.

Court filings indicate the home carries a $13.3 million mortgage. A recent appraisal valued the property at $20 million. This leaves approximately $6 million in equity, more than enough to cover the judgment.

Weidenmüller’s application blames Minaj’s “intransigence in not making payment” for necessitating the extreme measure. It argues she is a “global music superstar” fully capable of paying the debt but has chosen not to.

Judge’s Final Hurdle Before Ruling

At the November hearing, Judge Pánuco made her position clear. “My tentative is to grant this. I just want to make sure we’re getting it right,” she stated. Her comments strongly indicate she will approve the sale order.

The judge requested a Bank of America statement detailing Minaj’s mortgage. This document will help establish financial thresholds for a potential auction. A follow-up hearing is scheduled for January 22 to review the submitted paperwork.

If the order is granted, the mansion would be sold at a court-supervised auction. Proceeds would first pay off the mortgage, then Minaj’s homestead exemption, followed by the $503,318 judgment. Any remaining funds would be returned to the rapper.
