Pranav Constructions IPO allotment odds tighten as 121-times demand shifts focus to listing-day risk

Pranav Constructions has moved from an oversubscribed public issue to an allotment test for investors, after demand reached 121 times the shares on offer. The strong subscription and grey-market premium have lifted expectations for the listing, but the immediate question for applicants is whether they will receive any shares and how much of the final outcome is already reflected in market sentiment.

Economic Times reported that investors bid for 2,71,80,43,800 shares against 2,24,63,137 shares available in the issue. The public offer was worth Rs 351.03 crore and included a fresh issue of 2.55 crore shares worth Rs 315.60 crore, along with an offer for sale of 28.57 lakh shares worth Rs 35.43 crore.

The subscription mix shows why allotment has become the central issue. Qualified institutional buyers subscribed to 258.71 times their reserved portion, while the non-institutional investor category was subscribed 208.21 times. Retail investors subscribed to 43.33 times the shares reserved for them, according to the Economic Times report.

Business Today reported that the expected retail allotment odds were about one investor in 40, or roughly 2.50%. The small high-net-worth individual category offered odds of about two investors in 327, while the big HNI category stood at about one in 49. These are indicative calculations based on the subscription figures, not a guarantee for any applicant.

The basis of allotment was scheduled to be finalised on September 10. Applicants could check the result through the registrar, KFin Technologies, or through the NSE and BSE websites. Business Today said investors who do not receive an allotment should see their payment mandate revoked by the same day, subject to the normal processing timeline of their bank or payment platform.

The issue was offered between September 7 and September 9 at a price band of Rs 118 to Rs 124 a share. The lot size was 120 shares, putting the minimum retail application at Rs 14,880 at the upper end of the band. The shares were tentatively scheduled to list on the NSE and BSE on September 15.

Grey-market pricing has added another layer of attention. Economic Times reported a premium of about Rs 43 a share, equal to roughly 35% over the upper price band, implying an estimated price near Rs 167. Grey-market premiums are unofficial and unregulated. They can change quickly and do not establish the actual listing price or future returns.

Pranav Constructions plans to use the fresh proceeds for redevelopment expenses, including approvals, additional floor-space index acquisition and compensation connected with selected projects. The company also plans to use Rs 91.50 crore to repay or prepay borrowings, with the balance intended for future redevelopment projects and general corporate purposes.

The company’s reported operating profile gives investors a longer-term measure beyond the listing premium. Economic Times said total income rose 20% to Rs 763.93 crore in FY26 from Rs 638.24 crore in FY25, while profit after tax increased 15% to Rs 71.32 crore. The business is concentrated in Mumbai’s redevelopment market, which creates both a focused opportunity and exposure to approvals, execution and local property cycles.

For applicants, the next confirmed event is the allotment result, not the grey-market quote. The final decision should rest on the official allotment record, the company’s offer documents and the price at which the shares actually trade after listing. Strong demand may support sentiment, but the low probability of retail allotment and the company’s project-concentration risks remain important parts of the Pranav Constructions IPO story.
